Executive Summary

Gavin McAuliffe, President & CEO.
Proven Leader in Commercial Janitorial Services, Consulting,
and Real Estate.

Gavin McAuliffe is a seasoned entrepreneur and executive with decades of experience in building, expanding, and transforming commercial service businesses. Recognized for a dynamic track record in the janitorial industry, Gavin founded MQS Services Inc. in Boston, growing a small start-up into a multi-market operation with successful expansions into Hartford and New York City. Under Gavin’s leadership, MQS Services quickly became the preferred service partner for a host of Fortune 500 clients, including industry leaders such as FAO Schwarz, Nike, J.Crew, Tower Records, Conran Habitat, Emporio Armani, and The Gap.

After a successful exit from MQS Services, Gavin leveraged his operational acumen to enter the consulting arena. As a graduate of Impac University in Punta Gorda, Florida, Gavin rose to Vice President of New England operations for a major productivity consulting firm. There, he led the development and sales of multi-million-dollar productivity solutions, working with privately held companies exceeding $100 million in annual revenue. Gavin’s expertise centered on diagnosing and optimizing operational systems across both manufacturing and service industries. His consulting programs consistently delivered measurable results, providing clients with an average return on investment of three to one. Notably, one Chicago-based cleaning service achieved $10 million in annual savings after adopting the operational systems Gavin and his team installed.

In addition to his achievements in janitorial services and operations consulting, Gavin has a proven history in commercial real estate, where he has successfully brokered multiple property sales. This breadth of experience across commercial services, consulting, and real estate underscores Gavin’s unique ability to identify value, create growth, and optimize business performance.

Currently, Gavin is strategically positioned to acquire successful service companies in the New England region, bringing his extensive experience, leadership, and results-driven approach to new opportunities. His career reflects a powerful blend of entrepreneurial vision, operational excellence,
and a relentless commitment to client success.

Regional Integration of Cleaning, Remediation, and Debris Hauling Services

An Acquisition & Growth Strategy for New England’s Built Environment

Presented by Gavin McAuliffe, Founder, Bastogne Industries, LLC

Seeking Strategic and Investment Partners

We are acquiring and integrating three essential service verticals:

  • Construction Cleaning

  • Commercial Cleaning

  • Fire & Flood Remediation

  • Construction Debris Hauling & Dumpsters

Why now?

  • High-demand, high-margin sectors with fragmented competition

  • Clear operational synergy and revenue lift potential

  • Targeting $5M–$10M revenue in 3–5 year strategy for New England’s Built Environment

The Problem

  • Property managers, insurers, and contractors face three key problems:

  • Too many vendors – cleaning, remediation, and hauling are all separate

  • Delays cost money – poor coordination increases liability and downtime

  • Labor is inconsistent – staffing shortages reduce reliability

  • Result: Frustration, inefficiency, and missed opportunities

Our Solution

A vertically integrated property services platform that delivers:

  • 24/7 disaster response

  • Commercial janitorial services

  • On-demand hauling & dumpsters

  • All under one roof.

    This allows:

  • One invoice

  • One labor pool

  • One trusted partner

Market Opportunity – New England

New England TAM (2024 Estimates):

  • Commercial Cleaning – $4.0B

  • Fire/Flood Remediation – $1.5B

  • Construction Debris Hauling – $1.8B+

    Key Trends:

  • Aging infrastructure = frequent water/fire losses

  • Construction boom = constant debris demand

  • Higher cleaning expectations = long-term commercial demand

    Total Opportunity:
    $7.3B+ in overlapping markets

Acquisition & Integration Plan

We are targeting:

  • 1 established cleaning company (~$1M revenue)

  • 1 regional remediation company with insurance contracts

  • 1 hauling/dumpster company with construction client base

    Integration Strategy:

  • Centralize ops, HR, billing, dispatch

  • Cross-train labor for flexibility

  • Unified branding + bundled contracts
